Can we talk about how good the Pocatello market is looking right now? Because if you have been sitting on the sidelines waiting for the right time to buy, I need you to pay attention to this one.
Prices have come down, inventory is up, and Pocatello homes under 350K are giving buyers a LOT of options right now. Like, a lot a lot. I am not just saying that because I sell real estate. I am saying it because I have been watching this market for years and this is one of the best windows I have seen for buyers.
Right now there are over 100 homes listed under $350,000 in Pocatello and Chubbuck. 114 to be exact. Let me break down what your money actually buys you today.
What your money actually gets you
A couple of years ago, $350K in Pocatello might have gotten you a house that needed new everything and an apology from the seller.
That is not where we are anymore. Right now at this price point, buyers are seeing:
Move-in ready homes well under $350K. I have a 2-bedroom, 1-bath with a one car garage on a corner lot coming on the market at $220,000. And a 3-bedroom, 1.5-bath with a huge yard at $235,000. Those are real listings hitting the market this week. That is the kind of value we are seeing right now.
Spacious 4-bedroom homes with room for a growing family, including finished basements, multiple living areas and enough space that everyone in the family gets their own space. You know, so you do not have to hear your teenager's music from every room in the house.
Newer construction with modern layouts, energy efficient features and open floor plans. The kind of homes that feel fresh and new without that cookie-cutter subdivision energy.

How Pocatello compares (spoiler: we win)
I talk to families relocating from out of town all the time, and this is the part where their jaws drop.
In Boise, $350,000 gets you a small condo or a starter home that needs a whole lot of love. In Salt Lake City, you are looking at even less. Meanwhile in Pocatello, that same budget puts you in a beautiful family home with a yard, a garage and room to breathe.
I am not exaggerating when I say people coming from those markets look at me like I am lying when I show them what is available here. I promise I am not. Pocatello is just that good right now.

Why this moment matters
Here is the thing. It is not just the prices. The whole market right now is working in your favor if you are a buyer.
Homes are sitting a little longer. Sellers are more open to negotiating. There is enough inventory that you can actually take your time and be picky instead of panic-bidding on the first thing with a roof.
